The brief

An institution that values every rupee.

Thiagarajar College of Engineering — part of the wider Thiagarajar group — needed a new Men's Hostel block built to institutional standards, on a public-institution budget, with full accountability for where the money went.

A conventional lump-sum tender would have priced the work at roughly ≈ ₹4.38 Cr — a number that bundles in contingency padding, mark-ups and the room for inflated variation claims.

SIRPI proposed the open book instead: build on measured actuals, charge a single honest fee, and report every cost vertical transparently. The institution would see exactly what the building cost — and pay for that, not for padding.
